



Optima Sonoran Village - Broker Opinion of Value (BOV)
Visual Strategy | Branding | High-Stakes Presentation Design
Optima Sonoran Village is a landmark multifamily property located in the heart of Scottsdale, Arizona. With nearly 800 luxury units, it stands as the largest residential asset in Scottsdale, positioned in a premier neighborhood with a high average household income, access to top-tier education, major employment hubs, and strong investor demand.
The client, Optima, is a design-forward real estate development firm known for their integration of nature and architecture. With a legacy of innovation dating back to 1978, Optima's projects are not just buildings—they are experiences. Because of this, the visual execution of the BOV had to rise to meet their design-driven ethos.
This project was especially important to our team—not only due to the scale and prestige of the asset, but because it represented an opportunity to establish a long-term relationship with one of the most respected developers in the region.
My approach centered on aligning our presentation with Optima’s aesthetic principles. I created a visual system that:

Blended earthy tones with industrial elegance, reflecting the harmony of nature and modernity present in Optima’s work.

Used bold, geometric fonts for strength and clarity, paired with light, refined typefaces to create balance and readability.

Maintained clean, consistent branding and layout structures throughout the 98-page book.
I collaborated closely with an art director to ensure every detail was intentional—from visual hierarchy and pacing, to the way complex data was organized and presented. With such a large volume of information, designing for clarity was as critical as designing for beauty. Every page was curated to feel cohesive, professional, and aligned with Optima’s brand values.
Outcome:
The visual storytelling and strategic layout were instrumental in helping our team win the assignment. Optima recognized our shared commitment to thoughtful design and how we tailored our book to reflect their values. The project marked not only a major win in terms of property scale, but also opened the door to a meaningful relationship with a pioneering developer in the space.
This BOV is a clear example of how design can be a differentiator—building trust, communicating value, and setting the tone for future collaboration.
