Lumia - Broker Opinion of Value (BOV)
Market-Responsive Design | Playful Branding | Investor Confidence Messaging
The Lumia BOV, created for Walker & Dunlop’s Los Angeles team, was a key assignment during a period of notable real estate and political market shifts. The stakes were high—not just in terms of design execution but also in the story we needed to tell. The goal wasn’t only to showcase the asset, but to reassure the owner that selling right now—despite market volatility—was a strategic opportunity.
This meant stepping slightly outside the box of our standard Walker & Dunlop branding. The Managing Director wanted something more playful and emotionally compelling, without straying too far from brand. I introduced subtle creative elements—enhanced color pairings, more dynamic layout pacing, and soft geometric overlays—to inject fresh energy and movement into the piece, all while preserving our core W&D look and feel.
What set this BOV apart was its emphasis on storytelling:
-
We weren’t just listing specs—we were making a case for why Lumia was the right deal, at the right time.
-
Every section was built to speak directly to today’s investor mindset, with insight into what’s driving acquisitions now and how this property fits that criteria.
-
We addressed current market hesitations head-on, supporting the narrative with clean, digestible visuals and supporting data that inspired confidence.
From the layout of performance metrics to the positioning of economic context, every page was designed to feel polished, cohesive, and strategic. It had a modern, elevated tone that respected the gravity of the market, while offering a hopeful, opportunity-forward lens.
Outcome:
The finished product was not only well received—it became a new standard. The Managing Director was so happy with how we balanced story, polish, and relevance that he’s now using Lumia as a template for future projects. For me, this project represented the sweet spot between brand consistency and design evolution—where storytelling, trust-building, and design all worked together to win business.
