The Broker Opinion of Value (BOV) for The Winslow, a 378-unit community in the highly desirable North Park neighborhood of San Diego, was developed to showcase why our Walker & Dunlop team is the most qualified to represent this trophy asset. The goal of the book was to present a thoughtful, realistic valuation of the property, while strategically demonstrating our national reach, proven track record, and strong buyer relationships—especially important given the institutional ownership by Quarterra and PGIM, with whom we’ve worked before.
This BOV featured content-heavy spreads, with a significant amount of financial data and historical market context. To make the book approachable and visually engaging, I leaned into geometric, modern design elements and a limited color palette—primarily two core colors with tonal variations. This helped create a clean and cohesive visual identity for the book without distracting from the content.
The design was intended to feel sharp and professional, but still punchy and fresh—striking the right balance between staying in line with Winslow's branding aesthetics and introducing something new that would catch the eye.

This book was instrumental in reinforcing our team’s capabilities and trustworthiness. The professional yet striking design—tailored to reflect both our team’s strengths and the ownership’s brand language—helped us stand out.
